Restaurant & Bar Fit Out
SECTOR: Family Entertainment Venue / Trampoline Park / Cafe
PROJECT SCALE: Complex / Large Project, £400k – £1m+ | Programme-led
SCOPE OF WORKS: Pre-Construction Strip Out & Enabling works | Structural & Builders Works | M&E | Walls, Ceilings & Finishes | Flooring Works | Joinery & Bespoke Elements | Specialist Leisure Integration | Kitchen & Back-of-House| Compliance Testing & Commissioning | Final Works & Handover
SAFETY-LED: CDM Controlled Works, Zero H&S incidents
01. The Challenge
The project involved the strip-out of a former casino unit within the Sol Central centre, to facilitate its conversion into a trampoline and activity theme park.
While a significant portion of the structural strip-out had already been completed, further investigation during the removal of the suspended ceiling revealed a previously unidentified issue — there was no acoustic separation between the unit and the hotel accommodation above.
This discovery presented a critical risk to the project, given the noise and vibration profile associated with the new use. In addition, the location of the unit created significant logistical challenges, particularly around the removal of large volumes of waste material from within a constrained, live environment.
Maintaining safety, programme, and stakeholder confidence — while addressing unforeseen conditions — was essential.
02. The Solution
A controlled and adaptable approach was implemented to address both the newly identified acoustic issue and the site’s logistical constraints.
Key elements of the solution included:
Immediate assessment and coordination with the landlord and managing agent upon discovery of the missing acoustic separation
Careful removal of the suspended ceiling to allow full inspection and planning
Introduction of appropriate measures to accommodate future acoustic requirements as part of the enabling works
To resolve the waste removal challenge, an innovative method was employed:
A temporary “letterbox” opening was carefully formed within the slab floor
Strip-out materials were safely transferred through the opening to the floor below
Waste was then removed from the building via a controlled and segregated route
All activities were carefully planned and sequenced to maintain:
Structural integrity
Safe working conditions
Minimal disruption to surrounding operations
Throughout the works, close communication with the landlord and landlord’s agent remained a priority, ensuring transparency, approvals, and coordination at all times.
SOFO approached the fit out of the Trampoline Park at Sol Central with a clear understanding of the acoustic sensitivities of the building. By sourcing and installing specialist acoustic foam solutions, they ensured noise transmission was effectively controlled, safeguarding the hotel accommodation above while delivering a high-quality leisure venue. – LANDLORD’S PROJECT CONSULTANTS
03. The Result
The project successfully delivered a fully stripped and prepared unit, overcoming unforeseen structural and logistical challenges, and creating a suitable shell for the fit-out of a trampoline and activity theme park within the Xscape centre.
The outcome achieved:
Identification and mitigation planning for critical acoustic separation issues
Efficient removal of waste from a highly constrained environment
Continued programme progression despite unforeseen conditions
Zero health & safety incidents throughout the works
A collaborative and trusted working relationship with the landlord and managing agent
This project demonstrates the ability to adapt quickly to hidden site conditions, implement practical solutions, and deliver complex strip-out works safely within live leisure environments.
