What the Maintenance Call-Out Service Is
What the Maintenance Call-Out Service Is
Our Maintenance Call-Out service is a UK-wide, two-person response team for venue and building issues across leisure and hospitality sites. We attend site to assess, make safe where possible, and either resolve minor issues or define the correct next steps (including reporting and recommendations).
It’s designed to remove the guesswork, reduce repeat visits, and give you one accountable partner rather than multiple local trades.
What We Cover (and What We Don’t)
We cover building and venue maintenance, including:
Electrical (fault finding, isolation/make safe, minor remedials)
Plumbing & drainage (leaks, blockages, isolations/make safe)
Building fabric / structural (damage, defects, making areas safe)
HVAC / environmental (heating/cooling/ventilation issues)
Fixtures, fittings & joinery (doors, seating, counters, internal items)
Compliance call-outs (e.g., emergency lighting testing/certification where applicable, fire door inspections/reporting)
We do not cover:
Specialist leisure equipment (e.g., trampolines, bowling machinery, arcade equipment)
Major projects disguised as “maintenance” (we can quote separately)
Access equipment provision as standard (MEWPs/scissor lifts etc. quoted if needed)
Works requiring specialist certification unless explicitly included/quoted
How Booking Works (Simple Steps)
Choose the Product (What’s Wrong):
Electrical / Plumbing / Structural / HVAC / Joinery / Compliance / DiagnosticChoose the Response Tier (How Fast):
Tier 1 Planned, Tier 2 Urgent, Tier 3 EmergencyAnswer Booking Questions:
A few required questions so we arrive informed (site access, risk, symptoms)Confirm Authority on Site:
Someone must be available to authorise any chargeable work beyond the call-out scopeAttend, Assess, Make Safe, Report:
We follow a consistent process every time (see sections below)
Products Explained (What You’re Actually Booking)
A) Trade Call-Outs (Single-Discipline)
Use these when you know the issue type:
Electrical Call-Out
Plumbing & Drainage Call-Out
Building Fabric / Structural Call-Out
HVAC / Environmental Call-Out
Fixtures, Fittings & Joinery Call-Out
These are best when the issue is clearly within one discipline.
B) Multi-Discipline Diagnostic Call-Out (Use This When Unsure)
Book this when:
You’re not sure what the fault is
There are multiple issues
You need an expert to identify cause, risk, and correct solution
This is the “right first time” option that avoids mis-booking and repeat attendance.
C) Compliance Call-Outs (Inspection/Testing & Documentation)
Use these for statutory/landlord/insurer requirements:
Emergency Lighting Compliance Call-Out (testing/reporting and certification where systems pass)
Fire Door Compliance Check Call-Out (inspection and condition reporting)
These are compliance-focused services, not repair visits (repairs quoted separately).
Response Tiers (How Fast = Price Driven)
Every product requires a tier selection. The tier determines response speed and cost.
Tier 1 – Planned (3–5 working days):
For non-urgent issues with no immediate risk. Lowest cost.Tier 2 – Urgent (within 48 hours):
For issues impacting operations or likely to worsen. Higher cost.Tier 3 – Emergency (within 24 hours):
For safety-critical or trading-stopping issues. Highest cost.
Important rule: the tier selected is chargeable regardless of outcome.
Choose the lowest tier that keeps the site safe and operational.
What You Get on the Visit (Standard Deliverables)
Every call-out follows the same professional structure:
Included in a call-out visit:
Attendance by a 2-person team
Assessment of the reported issue
Identification of the likely cause and immediate risks
Make-safe actions where reasonably practicable (isolate services, secure areas, temporary measures)
Photos where relevant
A clear written summary and recommendations (especially for diagnostic/compliance)
Not included (unless agreed/quoted):
Permanent repairs and materials
Specialist subcontractors or manufacturer attendance
Access equipment (MEWPs etc.)
Certification beyond the scope of the booked compliance product
Mis-Booked Call-Outs and Reclassification (How We Keep It Fair)
To protect safety and prevent wasted visits:
If a booking is made for a single discipline but we find multiple issues or an unknown root cause, the visit may be reclassified to a Multi-Discipline Diagnostic Call-Out at the selected tier.
If an issue is booked at Tier 3 Emergency but is not urgent, the emergency tier remains chargeable.
This keeps the system fair, predictable, and prevents repeated visits caused by incorrect booking.
Pricing Structure and Approvals (How Costs Are Controlled)
Your booking covers the attendance and assessment (and make-safe where possible). If further work is required:
We will confirm scope and cost implications with an authorised person on site
Anything beyond the call-out scope is chargeable and must be signed off
Where appropriate we provide a quote for remedials, follow-on works, or planned fixes
This means no surprises and clear control for managers.
Communication, Reporting, and Landlord / Agent Liaison
We understand leisure venues often involve:
Landlord approvals
Centre management rules
Managing agent oversight
Permits, access windows, and documentation
Where required, we can provide:
Photo evidence and written reports suitable for landlords/agents
Clear next steps to support approvals and planned works
Consistent documentation for audit trails
Our goal is to reduce your admin load and keep stakeholders aligned.
